Cypress has been booming for a solid decade — new neighborhoods seem to open every year along the US-290 and Grand Parkway corridors. We do a lot of work in Bridgeland, Towne Lake, Blackhorse Ranch, Fairfield, and every master-planned community in between. New-construction irrigation out here is wildly inconsistent — some builders install a genuine, well-designed system with proper pressure regulation and head-to-head coverage, and others bolt on the cheapest layout that meets the minimum MUD requirement. We fix both.

Why Cypress Homeowners Call Us

Most of our Cypress calls come from homeowners who bought a two-to-five-year-old house and have just noticed that the irrigation isn't covering everything. The back of the lot is brown, the beds never actually get wet, or the front yard waters the sidewalk more than the grass. By year three or four, the sod has matured, the beds have been expanded with new plantings, and the original system's inadequacies become obvious. We assess what's there, optimize what can be saved, and add zones where they're needed.

The other big Cypress call is the Wi-Fi controller setup. Builders will leave a basic mechanical controller in the garage and the homeowner, after a couple of big water bills, wants to upgrade to Rachio or Hunter Hydrawise. We handle the swap, wire it cleanly, program it to the applicable MUD's schedule, and get the app configured.

Cypress Irrigation Challenges We See Most Often

The number one issue in Cypress is incomplete coverage in builder-grade installations. The minimum a builder can install and pass MUD inspection is often exactly what gets installed. That means zones with too few heads, spacing that exceeds the head's effective radius, and no drip in the beds — just random pop-up sprays trying to wet mulch. We add heads, re-nozzle with matched precipitation patterns, and install dedicated drip zones for beds that dramatically cut runoff.

The second issue is pressure regulation in newer developments. Cypress's MUD-fed water pressure can swing significantly, especially in neighborhoods still filling out with new construction. Zones designed for 45 psi can see 70 psi in the morning, which atomizes the spray into mist that drifts off in the wind. We install pressure-regulated bodies and in-line pressure regulators where the static pressure is too high, which improves coverage immediately and extends the life of the heads.

The third issue is Wi-Fi controller setup and smart home integration. Homeowners buy a Rachio off Amazon and then realize wiring and programming aren't actually DIY — especially if the original controller is a multi-station modular unit that doesn't map cleanly to the Rachio's zone outputs. We handle the swap and get the app correctly configured to your watering schedule.

What to Expect When You Call Us

Step 1 — tell us what you're seeing. "The back doesn't get watered." "My Rachio won't talk to zone 4." "The sidewalk is always wet after the system runs." We pre-stage parts. Step 2 — we come audit the system. We run every zone, measure pressure at a head, check spacing, and look at the controller. On builder systems this often reveals systemic design issues, not just a single broken component. Step 3 — firm written quote before any work. We'll separate "fix the problem" from "upgrades you might want" so you can decide what to do. Step 4 — we do the work, test it, and leave you running. Written warranty included.

Common Cypress Questions

Do you charge a travel fee for Cypress?

No. Cypress is on our regular northwest route. Bridgeland, Towne Lake, Fairfield — all covered without a travel surcharge.

How quickly can you reach Cypress for an emergency?

Same-day for most calls. For a leak or stuck valve, we'll often have a truck at your property within a few hours, and we'll walk you through the shutoff while we're en route.

What watering restrictions apply in Cypress?

Most Cypress neighborhoods are served by Harris County MUDs with their own watering schedules, and Bridgeland and Towne Lake enforce HOA-level watering rules on top. We look up your specific MUD and HOA at dispatch and program your controller accordingly.

Is my builder's irrigation warranty still good?

Depends on the builder — most are 12 months on the irrigation and won't cover coverage gaps, only outright failures. If you're still under builder warranty, call us for a diagnostic and we'll tell you what the builder should fix and what's a separate upgrade.

Can you set up a Rachio or Hydrawise on my new system?

Yes. We swap the controller, wire it properly, program it to your MUD's schedule, install a rain sensor or weather feed, and make sure the app is working before we leave.
